Routine enquiry: 12 months from the filing deadline. Careless behaviour: up to 6 years. Deliberate behaviour (concealment): up to 20 years. Offshore income: up to 12 years. Unfiled returns: no time limit; HMRC can assess at any point.

Tax codes are estimates, so they drift whenever your income, benefits or expenses change. Warning signs include an unexpected P800 calculation, a code that differs from the standard one without explanation, or a second job taxed at BR. We review your code and request an amendment from HMRC where it is wrong.

For online returns, the deadline is 31 January. Paper returns must be filed by 31 October. Tax owed is also due by 31 January. Payments on account (if applicable) are due 31 January and 31 July. Missing these deadlines triggers automatic penalties starting at £100.

Original purchase price, stamp duty at purchase, solicitor and surveyor fees at purchase and sale, estate agent commission, and capital improvement costs (extensions, conversions, structural work, not routine repairs). Every deductible cost reduces the gain. At 24%, a £10,000 improvement cost saves £2,400 in CGT.

Usually not, but you must file if you earn over £100,000 (personal allowance taper); have employment income where you owe tax HMRC cannot collect via your code; receive taxable state benefits or pension not covered by PAYE; have untaxed savings or investment income over £10,000; or receive the High Income Child Benefit Charge. Many employed people are surprised to find they must file.
